Home Loan Eligibility for NRIs, Explained Simply

Non resident Indians can generally access home loans from Indian lenders to purchase residential property in India, though the eligibility assessment tends to differ somewhat from that applied to resident borrowers. Lenders typically look closely at overseas income stability, employment history, and the borrower's ability to service the loan from foreign earnings, alongside the usual property related checks.

Documentation requirements often extend beyond what a resident applicant would provide, commonly including proof of overseas employment or income, passport and visa details, and sometimes a power of attorney arrangement if the borrower cannot be present in India for parts of the process. Loan amounts and tenure available to NRIs can also be assessed somewhat differently from domestic lending norms.

Because policies vary between lenders and are periodically revised, prospective NRI borrowers generally find it worthwhile to compare current terms across a few institutions rather than assuming past experience, or a relative's experience, still applies. Working through the specific income and repatriation rules that apply to the loan repayment currency is also a step worth taking early.
